Short stays in private homes now need a registered host who is actually there
Since September 2023 the city has required anyone renting space in a private home for under 30 days to register with its Office of Special Enforcement, to be living in the home during the stay, and to take no more than two guests. That rule reshaped the city's small-stay market: a genuine owner-occupied guesthouse is now one of the few legal ways to stay in a brownstone for a few nights. Ask for the registration if a listing looks like a whole flat with no host.
