A Berlin holiday flat needs a permit, and the listing should show it
Berlin restricts renting whole flats to tourists under its Zweckentfremdungsverbot, the law against turning housing into something else. A private holiday let generally needs approval from the district and a registration number that has to appear in the advert. If a listing for an entire flat shows no number, ask why. Aparthotels, serviced-apartment operators and boarding houses run as commercial businesses are a different case, which is one reason they dominate short stays here and many private flats want a month or more.
